A comparison of 12 months of keyword searches against those from the previous year shines a light on the needs of buyers and renters in the current market, to reveal which trends have grown in popularity.

Which property features rose in popularity
Outdoor features were the most desirable items last year; eight out of ten of the top growth keyword searches of 2022 included one of two features: a garage and a swimming pool.
A combination of garage, swimming pool, and air conditioning made up the top three keyword searches with the largest increase in 2022 compared to 2021.

It's clear that outdoor items are top of mind for buyers, with balconies, outdoor space, sheds, and paddocks also featured.
The desire for more land is driving property seekers to look for homes to keep animals or have more space for the kids to play.
What renters are looking for in a property
A furnished and pet-friendly property was more important to renters in 2022 than the previous year, with three times more searches than the next on the list, pet-friendly with a swimming pool.
What makes the renter's list different from the buyer's is the high demand for features that come included in the property, such as furniture, dishwashers, and built-in robes.
As renters rely on what’s provided, air conditioning and heating become of high importance.
